The Health and Safety at Work (Asbestos) Regulations 2016 place a duty on businesses to have asbestos management plans in place for their buildings and workplaces where asbestos is likely to be found. An Asbestos Management Plan can be in electronic or written form but must include the following…

  • Where the asbestos is located within the building.
  • How the Asbestos Containing Materials will be managed, e.g. removed, encapsulated or left in good condition.
  • If work is required that may expose the asbestos material a suitable procedure needs to be outlined.
  • Timetable for managing the asbestos exposure. At minimum your asbestos documentation needs to be revised and reviewed every five years.

What is the difference between an asbestos management plan and an asbestos management survey?

An Asbestos Management Plan and Asbestos Management Survey are quite similar however there are a few key differences.

  • An asbestos survey needs to be carried out by an asbestos assessor who will search the property for signs of asbestos or asbestos containing materials.
  • Asbestos Surveys typically involve some invasive work. For example a section of carpet may be lifted in order to take a sample from a suspected area.
  • Using the information gathered in an Asbestos Management Survey you can write a plan. You also have the option of bypassing this step by taking the assumption that there is asbestos present in the building materials without an invasive survey.
  • An effective asbestos management plan often errs on the side of caution by escalating assumptions on the presence of Asbestos in your building to ensure that your basis are covered.
